Getting Started

How quickly can my listing go live?+

Most listings are published to the MLS within 24 hours after we receive your completed property information, all required signed listing paperwork, and required photos or other media, and the listing has completed Listy's review process, excluding Sundays and holidays.

Will add-on services affect when my listing goes live?+

Some services may affect your timeline. Photography and video appointments are subject to vendor availability, and physical items such as signs and lockboxes require processing and shipping time. If your listing requires professional media, we'll coordinate around the available appointment schedule and keep you updated along the way. Physical items generally do not need to arrive before your listing can go live.

What do I need before I can list my property?+

You'll need to provide accurate property details, your listing price, photos or other required media, and any information needed to prepare your MLS listing. Before your listing can be published, you'll also need to complete the required listing paperwork sent to you by Listy for electronic signature.

This includes a Limited Service Listing Agreement, which establishes Listy as the listing brokerage and defines the services included with your selected listing package. Depending on your property and circumstances, additional forms or disclosures may also be required, such as condominium or homeowners' association documents, seller property disclosures, lead-based paint disclosures for applicable properties, or other forms required by law, the MLS, or the transaction.

Listy will let you know which documents are required for your listing and will send them separately through a third-party electronic signature service.

What is a Limited Service Listing Agreement?+

A Limited Service Listing Agreement is the agreement between you and Listy that allows Listy, as a licensed Florida real estate brokerage, to list your property in the MLS while defining the specific services included with your selected package.

Unlike a traditional full-service listing arrangement, you may remain responsible for certain parts of the selling process depending on the service level you choose. The agreement explains the relationship between you and Listy, the services Listy will provide, your responsibilities as the seller, the listing term, and other important terms of the brokerage relationship.

The agreement must be completed before Listy can publish your property to the MLS. Listy will prepare it and send it to you separately for electronic signature.

How will I receive and sign my listing documents?+

After you provide the information needed for your listing, the Listy team will prepare the applicable listing documents and send them to you separately through a third-party electronic signature service. You do not need to sign documents inside the Seller Portal.

The documents required can vary depending on the property and circumstances. Listy will let you know what is needed and will send the appropriate documents for signature.

What types of properties can I list?+

Listy supports a wide range of residential property types across Florida, including single-family homes, condos, townhomes, and investment properties.

Can I change my package later?+

You can submit a package change request from your seller portal while your listing is still active. Listy reviews each request individually — submitting a request doesn't change your package or charge you on its own, and package changes aren't available once a listing has closed or been withdrawn.

Is Listy a licensed Florida brokerage?+

Yes. Listy is a licensed Florida real estate brokerage offering modern listing support designed around today's homeowners.

What does Listy handle, and what do I handle?+

Your level of support depends on the package and services you choose. Listy handles your MLS listing and provides the brokerage support included with your selected package, while you remain responsible for the seller-managed portions of your sale. Additional support is available when you want it, and full-service representation is available for sellers who prefer a more traditional experience.

Who manages showings and offers?+

You remain fully involved throughout the process. Showings, offers, and negotiations stay under your control, while the Listy team provides guidance and support whenever needed.

Does Listy provide legal or tax advice?+

No. Listy is a licensed Florida real estate brokerage, not a law firm or tax advisory service. While we guide you through the listing and sale process, we do not provide legal, tax, accounting, or financial advice. If your transaction requires legal or tax guidance, we recommend consulting a qualified attorney, accountant, or other licensed professional.

Exposure & Process

What is the MLS?+

The Multiple Listing Service is the database real estate professionals use to market homes and connect with buyers. A Listy listing puts your property in front of the people actively searching.

Where will my listing appear?+

Your property is published to the MLS and syndicated across the major real estate platforms buyers use every day, including Zillow, Realtor.com, Redfin, and more.

Who do buyer inquiries go to?+

Buyer inquiries received by Listy as the listing broker are passed along to you. Showing requests may also be routed directly to you through the applicable MLS showing service.

Can I make changes after my listing is live?+

Yes. You can request updates to your listing through your Listy seller portal. Changes may include price, property information, photos, open houses, and other listing details, subject to MLS rules and your selected package.

How do I manage showings?+

Showing arrangements depend on your package and the MLS serving your property. When applicable, showing requests may be routed through the MLS showing service so you can review and manage appointment requests. Your Listy portal will show you the applicable setup for your listing.

Pricing & Flexibility

Is a Comparative Market Analysis (CMA) the same as an appraisal?+

No. A CMA is a broker-prepared estimate based on available market data and comparable properties to help you understand your home's position in the current market. It is not an appraisal and does not guarantee a property's value, sale price, or time on market.

How much can I save?+

Many sellers retain more equity by choosing the level of listing support they actually need instead of paying traditional full-service commission structures.

Can I offer buyer agent compensation?+

Sellers may choose whether to offer compensation to a buyer's agent. Under current MLS rules, buyer agent compensation cannot be advertised or displayed within the MLS itself. Any compensation is discussed and negotiated directly between the seller and the buyer's agent outside of the MLS. Listy can help you understand current industry practices and available options so you can decide what's right for your sale.

Are there any additional fees after I purchase my package?+

Your selected package includes the services shown at checkout. Optional services and add-ons are priced separately and are only charged when you choose to purchase them. Any other costs associated with selling your home — such as buyer concessions, buyer broker compensation, closing costs, taxes, title services, or other transaction expenses — are separate from your Listy package.

Your Listing

Am I responsible for the information I provide about my property?+

Yes. Sellers are responsible for providing complete and accurate information about their property and reviewing their listing for accuracy. Listy reviews submissions for listing readiness and MLS compliance, but you should promptly let us know if any information changes or appears incorrect.

What am I required to disclose about my property?+

Sellers may have legal obligations to disclose certain known facts or conditions affecting their property. Listy provides applicable forms and listing guidance, but every property and transaction is different. You are responsible for providing truthful and complete information, and legal questions about your specific disclosure obligations should be directed to a qualified attorney.

Can I cancel or withdraw my listing?+

You can submit a request through your seller portal to withdraw or cancel your listing. The options available may depend on your listing status, any pending or accepted offers, MLS requirements, and the terms of your listing agreement. Listy will review the request and let you know what is required.
